If selling home how long should it be listed?

The time it takes to sell your home will depend on a number of factors, some that you can control, and some that cannot be controlled.

First, the market condition would play a large roll in the number of days your home sits on the market. If the market were in a slump, then you would expect it to take longer for the home to sell. On the other hand, if the market were strong, the number of days your home would be listed would likely be much less.

Another aspect of selling a home you cannot control is the location of your home. For example, a home on a corner lot typically sells better than a home on a standard lot. Then, a home on a busy street is not as appealing as a home in a quiet neighborhood. Of course, crime levels for the area where the home is located would also play a determining role, especially for people with children looking for a safe, peaceful neighborhood.

Something you might have some control over is the type of year you decide to list your home. In this case, homes on the market during the spring and summer months are usually stronger options. The appeal of the home is definitely something you can control. The more curb and inside appeal your home can offer potential buyers the quicker it would sell and usually, at a top price. Therefore, before you put your home on the market, it would be worth the investment of time and money to get it ready. You want your home to look and function – on the inside and outside.

With so many factors, it is difficult to determine just how long it would take, for a home to sell. However, the average time on the market in the United States is anywhere from 30 to 160 days. Just remember that the asking price, current interest rates, location, condition, and age of the home and other aspects of the home would hurt or help the sell.

Additionally, the way in which you sell your home would also matter. In other words, if you hire a professional real estate agent or broker, one that would market your home to help it sell, quickly. On the other hand, you might be interested in a FSBO (For Sale by Owner). With this, you would eliminate the services of a real estate agent, meaning all the advertising and marketing of the home would be up to you. Although a FSBO can also sell fast, they are typically on the market a little longer than a listed home.

The best thing for helping your home sell after being put on the market is to be prepared. Taking steps to make your home more marketable by standing out ahead of the competition will speed up the selling process. However, be patient in that sometimes, a home does not sell when you want it to. If you find your home is sitting and not selling, then you might consider having a professional "stager" come in to show you changes that would be beneficial.
